Setup & Launch

Appraisal

After making initial contact or booking an appraisal online and confirming a time that suits you, Tony Skilling will meet you at your property to have a look through, discuss timeframes and price ranges, and recommend a method of sale. You'll get a copy of your appraisal emailed through within 24 hours.

Sign Up

If you’re happy to proceed, click the Start Listing Process button on your appraisal email. You can use your phone, a tablet or computer. From here you can enter the last few details we need and easily sign the agency agreement by drawing or typing your signature. If you prefer to sign up in-person with a printed agreement, call Tony Skilling on 020 486 6975 to arrange a suitable time for him to come around.

Photography

Once you've signed up with us, we can book in a day and time for the photographer to visit your property. They will spend a few hours at your home getting photos, video footage, drone shots, measurements for the floor plan and other assets we'll use for your marketing campaign.

Preparation

Tony Skilling and the Arizto team will handle all the preparation required to get your property ready for the market. A local handyman will install the signboard, our professional copywriter will write the property description, your floor plan will be created, the photos and video will be edited to look its best, a rental appraisal and other documentation will be prepared, etc. Tony Skilling will also setup a smart digital lockbox at your property to keep your keys secure on-site. During this phase, Tony will keep you updated and you'll be able to track the real-time progress of your listing in your Seller Dashboard.

Launch

When you're happy for your listing to go live online, Tony Skilling will press the button and it will go up on all of New Zealand's top real estate websites.

Selling Your Property

Marketing

Your property is listed on Trade Me as a featured premium listing (worth up to $1,199). This is included for free in our marketing package at no cost to you. It ensures high buyer engagement with 101% more views and 81% more watchlists compared to a standard listing. It's also listed on Realestate.co.nz, Homes (premium listing), One Roof, Hougarden, the Arizto mobile app, Arizto website, etc. Advertising campaigns are also launched on social media, including Facebook and Instagram. The marketing of your property is constantly refreshed as needed. Check out everything that is included in our free marketing package. It's designed to get you the best possible result for your property.

Viewings & Open Homes

Tony Skilling handles all enquiries, viewings and open homes for your property. Everything is done according to your wishes and your schedule, and plenty of notice is always provided. For example, you may only want private viewings and no open homes, or you may want to only allow viewings during certain days or times. That's absolutely fine, we work around what works best for you.

Updates

Throughout the sale process, Tony Skilling keeps you up to date every step of the way. You also have access to your Seller Dashboard where you can track everything in real-time, including statistics, offers, buyer feedback, upcoming appointments, etc. If you choose not to use the Seller Dashboard, that's fine too, you will get a weekly email report with all of the same information, and Tony keeps you constantly updated by phone, text or email (whichever you prefer).

Offers & Negotiations

At Arizo Real Estate we believe in full transparency. As soon as an offer comes in, you will instantly get an automatic email with all of the details of the offer. This information will also be displayed in your Seller Dashboard. Tony Skilling will be in touch with you to discuss the offer, provide advice if needed, and obtain your instructions. You'll be able to accept, decline or counter offer the price or any other terms of the offer, including the settlement date, etc. Tony will handle all the back and forth negotiations, using his experience and expertise to get you the best possible result. If there is more than one interested party, Tony will discuss the multi-offer process with you, and will proceed according to your preferences.

Under Contract

Once you have accepted an offer, a Sale & Purchase agreement is generated and sent out to each party where they can get it checked by their solicitor and easily sign it using their phone, tablet or computer, by drawing or typing their signature. A printed version is also available if you or the buyers would prefer signing it that way. Once signed by all parties, the agreement is dated and a copy sent out to everyone including the solicitors. Congratulations, you're now under contract! Tony Skilling will liase with the buyers and their solicitors regarding the conditions on the contract (if any) to make sure everything is on track. Marketing of your property will continue during this time (unless you instruct otherwise) to try to get backup offers.

Settlement

Unconditional

Once all the conditions in the contract (if any) are satisfied, your property is now unconditional and officially sold, congratulations! At this point our Arizto head office handles everything to do with the buyer's deposit, which is kept in the Public Trust account. Along with Tony, they will liaise with the solicitors to ensure everything in on track and runs smoothly.

Pre-Settlement Inspection

The last step before settlement day is the pre-settlement inspection. The buyer is legally entitled to go through the property to check it's in the same condition as when they saw it last and also to check all the chattels are in working order. Tony Skilling will liaise with you and the buyers to arrange a suitable day and time, and he will meet the buyers at your home to conduct the pre-settlement inspection. This usually takes place around three days before settlement.

Settlement Day

It's move out day! Tony Skilling will arrange collection of the keys to pass onto the buyers once he has received confirmation from your solicitor that the funds have been received from the buyers and settlement has been completed.
